Baliestate: building an AI property assistant for Bali

Baliestate is a property search site for Bali that Koza Lab designed, built and runs. People describe what they want in plain language, on the website, on WhatsApp or on Telegram, and get matching live listings, each with its asking price compared with similar listings in the same area. On 7 October 2026 it listed 2,712 homes and plots from its partner agencies: 1,527 for rent, 487 for sale, 560 off-plan and 138 plots of land.

What problem does it solve?

Bali listings are published by agencies, marketplaces, owners and developers, each in its own format. Indonesia has no public register of sale or rental prices, so someone looking at a villa has no easy way to tell whether its asking price is high or low for the area. Baliestate puts the listings in one format and shows that comparison on every listing.

What did we build?

  • One listing format. Every listing is read into the same fields (area, bedrooms, size, price, tenure) so it can be searched and compared.
  • A comparison on every listing. Each asking price is shown against the median of similar listings in the same area, for example "42% below the median price of 12 similar 5-bedroom rentals in Canggu".
  • Area pages. Thirteen areas, with a page for rent, sale, off-plan and land wherever there are listings, each stating the live count, the median asking price and the date the data was refreshed.
  • A plain-language assistant. "Describe it in your own words" on the website returns matching live listings with the area median for context. The same index answers on Telegram, and on WhatsApp the assistant takes a budget and dates and can book viewings.
  • Alerts. New listings that match a search arrive by Telegram or in a daily email.

How do we keep the assistant accurate?

Every night, the previous day’s conversations are reviewed with personal data masked: phone numbers, email addresses and names. Each one is checked for eleven failure modes, among them a wrong area, an ignored requirement, a made-up fact, a reply in the wrong language and confusion between monthly and yearly rent.

  • An alert goes out when a failure mode’s rate over the last seven days rises clearly above the four weeks before it.
  • A failure that a person approves becomes a permanent test case. Nothing in the loop changes a prompt or a test by itself.
  • The test suite runs before every deploy of the assistant, and a failure stops the deploy. A larger evaluation runs every week and reports any drop against the last baseline.

What does it not do?

Baliestate is a search and information service, not an agency or a broker. It does not inspect properties or verify that a listing is accurate, available or legally sound, and its prices are asking prices. It says so on every area page and on its about page.
